Electrical home inspections in the Yakima Valley

A certified Wattsmart electrician goes through your home's electrical system and gives you a detailed report of what is safe and what needs work.

Chapter 01

When to get an electrical inspection

An electrical inspection should be done to find out if your panel is outdated, or if your home is over 40 years old. Wiring and panels from that era were built for far fewer appliances and electronics than a house runs now.

It also makes sense if you are planning a renovation or adding appliances, so you know what the existing wiring can carry before the work starts.

And it is the right call if you have breakers that constantly trip. That can mean you have overloaded circuits, and it might be time to update your panel to accommodate all your electronics.

What gets flagged when a house is bought or sold

Things that often get flagged during an inspection when buying or selling a house are unsafe and outdated panels (Zinsco, Federal Pacific or FPE, Sylvania), and not having GFCI outlets next to water sources such as kitchen and bathroom sinks.

Better to learn that before the closing table than after it. If your home turns up a panel on that list, we can replace it in one day, with the power company disconnect and the L&I inspection coordinated for you. See our panel upgrades page for how that works.

Chapter 03

What the report gives you

When you schedule an inspection, one of our certified electricians comes out and inspects your home's electrical system. Using the National Electrical Code (NEC) as a guide, our team goes through and makes sure your electrical system meets the safety standards outlined across the United States.

When we are done you have a detailed report. It characterizes electrical mistakes and outdated wiring, checks that appliances and other components are wired and operating safely, and identifies overloaded circuits and safety hazards. It can also help reduce power draws and save energy, and it helps you meet inspection requirements.

The report also lays out the improvements available, such as a whole house surge protector. Questions about what to expect? Call us at (509) 902-8040.
